Columbus Housing Market Update: What Zillow’s Latest Report Means for Central Ohio Buyers and Sellers

If you’ve been watching the national real estate headlines lately, you may be wondering whether now is the right time to buy or sell a home in Central Ohio.

According to Zillow’s latest housing market report, the national market has cooled somewhat as higher mortgage rates continue to impact affordability and buyer activity. Across many parts of the country, home sales have slowed, inventory growth has moderated and buyers have become more selective.

But here in Central Ohio, we’re seeing a much different story.

As a lifelong Columbus resident and someone who has helped thousands of buyers and sellers navigate changing market conditions over the past several decades, I can tell you that our local market continues to outperform many areas of the country.

Columbus Remains One of Ohio’s Strongest Housing Markets

While some national markets are experiencing declining demand, Central Ohio continues to benefit from steady population growth, a strong employment base, continued business investment and a housing supply that remains relatively limited compared to demand.

According to Zillow’s latest data, Columbus home values continue to show year-over-year growth while inventory levels have increased, providing buyers with more choices than they had a year ago. At the same time, sales activity in our market has remained healthy. This is creating a more balanced environment for both buyers and sellers.

For many consumers, that’s welcome news.

What Buyers Should Know Right Now

For the first time in several years, buyers have more opportunities and more negotiating power.

Inventory has improved throughout many Central Ohio communities, giving buyers a wider selection of homes and reducing some of the intense competition that defined the market during recent years. While well-priced homes in desirable locations continue to attract strong interest, buyers are finding that they can often take more time to evaluate properties, conduct inspections and negotiate terms.

Many prospective buyers are waiting for mortgage rates to decline before making a move. However, history has shown that when rates fall, competition often rises. More buyers enter the marketplace, multiple-offer situations become more common and home prices can experience additional upward pressure.

For buyers planning to purchase within the next 90 days, today’s market may offer a unique combination of increased inventory, less competition and greater flexibility during negotiations.

What Sellers Need to Know

The good news for sellers is that homes continue to sell throughout Central Ohio every day.

The difference today is that pricing strategy matters more than ever.

During the peak frenzy of recent years, some homes sold quickly regardless of condition or pricing. Today’s buyers are more informed, more selective and have more options available to them. Sellers who properly prepare their homes, price competitively from the beginning, and invest in professional marketing are still achieving excellent results.

The first two weeks on the market remain critical. Homes that are positioned correctly from day one often generate the strongest activity and the best offers. Homes that enter the market overpriced frequently require price reductions later, resulting in longer market times and less favorable outcomes.

The Next 90 Days: A Window of Opportunity

As we move through the summer selling season, I believe Central Ohio remains well-positioned compared to many national markets.

Buyers are benefiting from more inventory and improved negotiating opportunities.

Sellers continue to benefit from strong underlying demand, steady appreciation and a growing regional economy.

In other words, we’re seeing a healthier, more balanced market – not a declining one.

Whether you’re considering buying your first home, upgrading to accommodate a growing family, downsizing, investing or relocating, the next few months could present excellent opportunities to achieve your real estate goals.

Thinking About Making a Move?

Real estate is always local. National headlines don’t tell the full story of what’s happening in Columbus, Dublin, Westerville, New Albany, Powell, Gahanna, Upper Arlington, Worthington and the many other communities that make Central Ohio such a desirable place to live.

If you’re considering buying or selling within the next 90 days, now is the time to develop a strategy based on current local market conditions, not national assumptions.

My team and I are always available to provide a personalized market analysis, discuss your options and help you make the most informed decision possible.

After all, experience matters when the market changes.
