There are a lot of pros to pool homes. First, it’s an entertainment center—right at home. Whether you have kids, like to host parties, or are just looking for a way to stay cool in the summer, pools are fantastic. They can be used for at-home exercise, they add a nice touch to the aesthetic value of your yard, and they can even add value to your home over all.

1. What Type of Pool is Best for You

Pools are either in-ground or above-ground. Above-ground pools are fairly inexpensive and easy to self-install. But since they’re not permanent, they don’t add value to a home. In-ground pools come in two main styles: traditional gunite pools (a mix of concrete and sand) and vinyl pools (which are less expensive but need to be resurfaced every 10 years).

2. How Much You’ll ACTUALLY Use Your Pool

Unlike southern communities that see almost year-round warm weather, Central Ohio tends to have a fairly limited pool season that runs from about May or June through September. If you don’t see yourself using your pool at least several times a week during that season, would you be better off buying a home in a community with a pool instead?

Make sure to factor the extra time and money into your calculations.

Pools can be a terrific way to keep the kids entertained all summer long, but they also present a safety hazard. You may want to consider installing gates or fencing around the pool to keep kids out when you’re not around to supervise. You should also check the safety requirements of your community before purchasing a home with a pool to ensure your pool is up to code.

5. Potentially Limited Yard Space

Adding a pool to a home with a smaller yard can take up a lot of space. If you have pets or plan to use your yard for recreation, you might want to consider this before buying a home with a pool—or just be sure you’re looking for a home with enough yard space to incorporate the pool and your activities.

6. You Add Home Value—But You May Also Limit Your Buying Audience

You’re likely not thinking too hard about what happens when it comes time to sell your pool home. In-ground pools do tend to add value to homes, ensuring you can slap on a higher price tag when it comes time to sell, but they may also limit the number of buyers interested in your home. Those deterred by additional maintenance and costs, or those with young children, may avoid a home with a pool.

7. You’ve Got to Inspect Carefully

Before making an offer on a home with a pool, make sure you inspect the pool area carefully, looking for cracks and leaks or signs of disrepair. Try to find out the last time the pool was resurfaced and what type of maintenance has been completed in the last few years. Once you make an offer, you should get a specialized inspection, not just a general home inspection.
